Does Your Building Already Qualify for KenergyAI?

Modern commercial building exterior at golden hour with HVAC rooftop units

"The most common thing we hear after a technical walkthrough is: we didn't realize we were already most of the way there."

You don't need a big retrofit to get smarter HVAC.

You don't need a new BMS either.

You just need three things in place — and most buildings already have one of them. A lot have all three.

Most building owners think they're years away. After a 20-minute walkthrough, most find out they're weeks away — sometimes already there.

The thing is, you can't tell from the outside. But there are three signs that almost always show up in buildings that are ready. If even one is true for you, it's worth a closer look.

Why this matters more than you might think

HVAC isn't a minor line item. When buildings are conditioned based on schedules instead of actual use, the waste adds up fast.

  • 30% of commercial building energy is wasted (U.S. Dept. of Energy)
  • 34% of commercial energy use goes to HVAC (EIA / industry benchmarks)
  • 84%+ of floor space in post-1980 large offices and colleges is served by VAV (PNNL)

That means the biggest energy line item in your building is also the one most likely to be leaking savings. And the buildings that are ready to fix it don't always know they're ready.

The three things that actually matter

Forget the long checklists. After dozens of walkthroughs, the same three things keep deciding whether a building is ready — or not.

Two of them, most buildings already have. The third is where it usually gets interesting. Miss any one, and the math stops working.

THE ESSENTIALS

1. A BACnet-enabled BMS

KenergyAI runs as a supervisory layer on top of the existing BMS — it doesn't replace it. Older or proprietary systems can usually be bridged with a JACE gateway.

2. Occupancy data

Networked lighting controls like nLight or Enlighted are usually the easiest path. Standalone occupancy sensors work too — retrofit cost has come down significantly.

3. Controllable VAV zones

Single-duct VAV with BACnet-accessible zone controllers is the sweet spot. Labs and constant-airflow spaces are excluded from scope.

A real example: CSUN Lilac Hall

CSUN's Lilac Hall is a working classroom and office building at California State University, Northridge.

No new hardware was added. No BMS was replaced. Just a software layer on top of what was already installed.

Eleven months of monitored meter data — verified through the CalNEXT university field demo — told a story most retrofit projects can't.

  • 288% reported ROI, no hardware added
  • 3-month payback period
  • 38% electricity savings over 11 months
  • 50%+ peak demand reduction

That kind of result doesn't come from doing something dramatic. It comes from finally connecting systems that were already in the building.

A 5-point self-assessment you can run this week

You don't need a site visit to get a reasonable read on whether your building is a fit.

Five questions, asked of the right people on your team, will get you most of the way there.

THE CHECKLIST

1. Confirm BMS type and protocol

Verify the vendor, version, and whether it communicates over BACnet/IP. Document any JACE or gateway early.

2. Locate your occupancy data

Identify whether networked lighting or standalone sensors are in place and network-accessible.

3. Map the VAV zones

Collect BACnet point lists and floor plans. Understand how many zones are controllable and how they correspond to monitored spaces.

4. Flag constrained spaces

Areas with constant-airflow requirements or strict pressure relationships should be removed from scope.

5. Confirm server or VM availability

KenergyAI runs on-premise on a Windows server or VM with BACnet network access. Check whether IT can provide this.

If you can answer four of the five, your building is likely in the conversation. If you can answer all five, it's probably ready now.

Want to know where your building stands? A quick technical conversation can usually answer the readiness question without a full site visit. Tell us what you have — we'll tell you if it's enough to get started.
